To facilitate the growth of ARM Technologies, ARM approached Coal Pensions Properties Limited as Landlords of the existing Peterhouse Technology Park to negotiate an expansion of the park.
The new accommodation will comprise 188,000 sq ft of office space and two decked car parks.
The scheme is currently on site with the landlord’s base build contractor constructing the offices to the shell and core and the first of two decked car parks.
What we did
The planning permission required the drafting of a Very Special Circumstances Case and Environmental Impact Assessment to justify the early release of the land from the Green Belt
Through the Tenants’ Licence to Alter, Bidwells also manages the coordination of tenant enhancements whilst safeguarding the landlord’s ability to re-let the property at expiry of the lease
The scheme has received a recommendation to grant planning permission from the Local Authority and has full Secretary of State approval
Despite being a new build in a green field site, there will be significant logistical challenges associated with this project in relation to keeping the occupied Technology Park functioning
In order to facilitate ARM’s planned occupation dates and early access for tenant fit-out, works have been negotiated with a 23 week overlap between the shell and core contractor and the tenant fit-out contractor. To support this, Bidwells drafted in a bespoke fit-out guide to manage this relationship
