The land north of Hethersett is a major urban extension comprising approximately 85 hectares to the existing settlement in South Norfolk, providing 1,196 dwellings, a primary school, a local centre and new sport facilities.
The site is in the ownership of a number of private landowners and in order to be delivered for development, a planning application had to be submitted over land covering many different ownerships.
What we did
- Monitored the planning application
- Negotiated the planning obligations under the Section 106 Agreement
- Acted on behalf of the landowners to select a Promoter for the site and advised on the Promotion Agreement
- Advised on the marketing and disposal strategy, to achieve maximum value for all of the landowners
In May 2014, the landowners and the Promoter gained outline planning permission for the site
Achieved a multi-million-pound sale to a consortium of national housebuilder purchasers, which also included overage, easements, lease of land to the County Council and dedication of land to the Highways Authority
