Careful design and negotiations with the Planning Authority enabled replacement of a collection of ramshackle and ad-hoc business units with a modern and efficient workshop building on a former poultry farm in the Green Belt and Historic Park.


What we did

  • Exercise carried out to establish existing commercial use at the former Poultry Farm to achieve Previously Developed Land status, followed by use of new permitted development right Class R to further increase the developed footprint

  • Detailed negotiations with the Planning Authority regarding the creation of an appropriate level of new, built volume within Green Belt development rules

  • Design visualisation work was completed to demonstrate the low visual impact of the proposals and to review details with the client

  • Changes in level across the site have been utilised to reduce the apparent bulk of the proposals and maximise floor space in an affordable way

  • Negotiation with a preferred contractor ensured buildability and delivery issues were all tested ahead of a start on site and costs were stabilised early in the project.



  • A run-down and low-value corner of the client’s estate has been substantially enhanced and put into viable use

  • Significant increase in lettable floor space and highly marketable light-industrial volume has replaced a lowgrade, low-rent maintenance liability

  • A high profile, existing tenant has been re-housed as part of a re-organisation and enabling phase of a larger development proposal elsewhere on the client’s estate

  • An attractive, modern building now enhances and contributes to the client’s rental portfolio.
