For Lady Monson’s Estate

A diverse rural Estate comprising tenanted cottages on ASTs and regulated tenancies, commercial lets, c. 1,500 acres of farmland, of which the majority is contract farmed, with the remainder being let on a mix of Agricultural Holdings Act Tenancies, Farm Business Tenancies and grazing licences, fishing pits, a biomass boiler district heating system and potential housing site.

 What we did


  • Provided a full management service from the overarching strategy and succession planning to the day-to-day property management

  • Manage new lettings, repairs and maintenance, collection of rents and all other tenant enquiries and act as the main point of contact for the tenants

  • Continually review the farming contracts to ensure income is maximised, and opportunities such as entry into environmental schemes are taken

  • Worked with the Estate’s clerk of works to ensure the properties are well looked after and regularly maintained

  • Identified a potential housing site on the Estate in 2016 and secured an option agreement with a local developer to progress the site through the planning process

  • Undertook a comprehensive land registration exercise across the Estate to ensure all is now registered

  • Assisted the Estate’s legal advisors with transferring properties between ownerships and providing tax-efficient solutions for our client



  • The village has become a desirable location north of Lincoln and the tenants characteristically occupy the properties long term

  • The condition of the properties is managed carefully, and planned refurbishment and maintenance works have improved the quality of the housing stock and have enabled rents to be raised across the Estate

  • Over the last eight years, the rent roll has increased by over 35%

  • Bidwells has a strong relationship with the client and ensures the Estate is managed effectively to protect its historic core and to ensure it can provide for its beneficiaries now and into the future
