EIA STRATEGY FOR

CAMBRIDGE NORTH

RAIL STATION AND THE

NEW URBAN QUARTER AT CB4

Acting on behalf of Brookgate Ltd, Bidwells advised on the Environmental Impact Assessment (EIA) strategy to facilitate the regeneration of the former Chesterton Sidings site to deliver Cambridge North Station and surroundings. This included phased planning works over five years entailing a number of planning applications. 

 What we did

  • Developed EIA strategy for a complicated multi-stage regeneration project including Environmental Statements (ESs), and EIA Screenings as appropriate to effectively manage EIA requirements

  • Ongoing indentification of key project environmental opportunities and constraints

  • Coordinated EIA and prepared an ES to secure planning approval for the opening of the rail station

  • Obtained two negative EIA Screening Opinions for a 217-bed hotel and approximately 11,000 sq m of office floorspace and retail uses

  • Provided early EIA strategy for further phases of development aligned with local plan promotion

 

Result

  • Secured planning permission for revised EIA Development proposals at the Cambridge North Station

  • Provided EIA Screening Reports which removed the need to complete full EIA for selected subsequent applications

  • Secured allocation for further works in the 2018 Cambridge Local Plan

  • EIA and planning strategy were aligned to enable environmental effects and mitigation to directly inform the design, saving time and cost.
