FOR CHARLES STREET BUILDING GROUP

Unit B and C, Castle Wharf is a circa 60,775 sq ft office building of steel portal frame construction with basement, ground and three upper floors, which was constructed by our client circa 1998. Bidwells successfully provided a dilapidations settlement on behalf of Charles Street Building Group.

What we did

  • Prepared a schedule of dilapidations as the lease of the building occupied by BT was coming to an end and BT did not wish to renew their lease 

  • Prepared the schedule of dilapidations prior to lease termination and reinspected to amend the schedule at lease expiry 

  • Managed the mechanical and electrical consultants in respect of the condition of the services and included their report in the schedule of dilapidations 

  • Prepared a scope of works for the CAT A works and lease to include in the agreement to lease with a new tenant 

  • Inspected during the works to document the disrepair found to the property and to enable the settlement of the claim 

  • Negotiated with BT’s surveyors and provided comments to seek to resolve and settle the dilapidations claim 

  • Consulted with the client’s legal team to advise in respect of a part 36 offer, which ultimately led to settlement of the dilapidations claim

Result

  • The dilapidations were successfully settled to the client’s satisfaction

  • The works were completed in the timescales required and with a new tenant secured 

  • Liaison with the client’s project management team, including regular site visits, ensured that all items of disrepair were documented and supporting evidence obtained to support the dilapidations claim
