With redevelopment or wholesale refurbishment of the site both an option, our client needed to understand the potential impact of both scenarios in relation to Tenant dilapidations liabilities at the property.

 What we did

  • Coordinating a team of Surveyors and M&E consultants we reviewed the leases and inspected the 120,000 sq. ft. site in one day to reduce Tenant disruption through a busy Christmas trading period

  • We developed the potential brief for both future building scenarios to understand the impact of repairs and reinstatement against supersession to provide a fair and accurate assessment of lease end liabilities for each tenant occupier

  • We outlined a clear dilapidations strategy to enable our client to understand the processes and next steps associated with proceeding with either outlined scenario for the property at lease expiry

  • We presented the findings of our assessment to the client directly to ensure that all avenues had been properly considered and understood
