Bidwells provided advice and oversaw the dilapidations process of a 40,000 sq ft industrial shed to ensure that the Llnt sum commensurate with the remaining liabilities.

What we did

  • Undertook an inspection of the property 

  • Compiled a Terminal Schedule of Dilapidations based upon an assessment of the breaches in the tenant’s repairing obligations prior to the expiry of a 10- year lease 

  • Carried out a detailed investigation to establish the tenant’s alterations made during the term and the likely impact on reinstatement obligations to the landlord 

  • Tailored our advice to the landlord who’s preference was a cash settlement on lieu of the dilapidation works being complete so that they could undertake the works left after supersession had been taken into account as part of wider site works 

  • Coordinated a specialist team of surveyors and M&E consultants to ensure that the claim fairly reflected the disrepair and alterations which the tenant was responsible for


  • By providing a detailed costed schedule of all claimable items, which then offset the repair works that the landlord was unlikely to pursue, an honest and open dialogue was achievable with the outgoing tenant in order to settle the claim promptly 

  • The landlord received a cash settlement which covered the value of items they were intending to complete in order to re-let the property
