Delivery of a 75-bed care home and 93 residential apartments
in the heart of Stowmarket

Full Planning Permission (Resolution to Grant) obtained for a 75-bed care home, and 93 residential apartments within two buildings, with associated car parking and amenity space on land to east and west of Prentice Road, Stowmarket.

 

What we did

  • Instigated pre-application engagement (initially proposing 38 residential apartments) on a brownfield site allocated for employment uses within flood zones 2 and 3

     

  • Amongst others, engaged with the Environment Agency, Suffolk County Council Highways, and Stowmarket Town Council given issues of flooding, access and impact and access to the adjacent River Gipping respectively

  • Increased the number of residential apartments from 33 to 93, with building forms of up to 6-storeys in height

  • Successfully demonstrated the need for a care home in Stowmarket

  • Demonstrated that a care home was compatible with the wider sites mixed use ‘Station Quarter’ allocation for retail and employment uses

  • Submitted a Viability Assessment, that resulted in no affordable housing being provided on site and no off-site contribution due to site economics (against a 35% requirement)

Result

  • Achieved a unanimous vote of approval at Planning Committee

     

  • Achieved a reduced parking requirement given the sites sustainable location (in close proximity to Stowmarket Railway Station.)

  • Successfully demonstrated to the Environment Agency and Lead Local Flood Authority that the proposed uses were acceptable on a challenging site.

  • Delivered a scheme without affordable housing provision
