CAT A REFURBISHMENT

Bidwells provided advice and oversaw the detailed design and CATA refurbishment of a 10,000 sq ft office space, set over two floors, following on from the successful negotiation and settlement of the dilapidations with the outgoing tenant.

What we did

  • Designed and specified a modern office foot print over the two floors in order to take the cellular space back to open plan for a modern occupier 

  • Selected contractors to enter a negotiated tender with, which accelerated the procurement programme without impacting on budget 

  • Modified the design of the project to fit, which was a challenge when incorporating new fresh air and conditioning ductwork into a 1980s office building with clear slab to slab floor heights

 

Result

  • Achieved a modern fit-out on budget and quality with minimal programme delays around the integration of modern services into the space 

  • Managed to create additional lettable floor area by the careful reconfiguration of the central toilet core set around the fixed lift shaft to the property 

  • Created flexible letting space for the landlord by considering sub-division of services to the building to enable the floor plates to be sub-divided if and when required
