Bidwells was initially instructed to advise on the CAT A refurbishment for the landlord and then to deliver the combined landlord and tenant works as one fit-out project. The building was improved to meet current energy standards.


 What we did

  • Designed and specified a modern office space over the three existing floors in order to create 10,000 sq ft of modern open plan and cellular office space 

  • Phased the works around the tenant remaining in occupation which required three individual relocation packages during the project to enable the building to refurbished from the top floor downwards without impacting the existing business activities 

  • Re-sequenced the programme halfway through the project in order to protect the completion date and keep the project on track 

  • Coordinated stakeholder management to complete enabling packages of works around the future phases



  • The project was delivered on the original 19-week programme and below the £1.2m combined project budget. Careful cost monitoring ensured that the final construction costs could be attributed to the landlord and tenant as applicable 

  • We were able to create a set of clear restrictions and boundaries for all parties to work within to ensure that disruption to Ashton Legal’s working environment was limited and normal business day-today activities could continue 

  • Bidwells have now been retained to act and advise on behalf of Ashtons Legal in relation to their other property interests in the region
