Building Survey of St Andrew's House
for Emmanuel College, Cambridge

Bidwells were asked to provide freehold acquisition advice on a 60,000 sq. ft. mixed use office and retail building in the town centre of Cambridge on behalf of Emmanuel College who were looking to acquire it.

 What we did

  • We were asked to provide specialist advice in relation to our Client purchasing St Andrew’s House in Cambridge, with a view to them holding it as asset in their property portfolio

  • As the building was approaching 70 years old, we appointed specialist M&E consultants to review the condition of the existing installations in relation to the future performance and maintenance costs in relation to the proposed occupancy alongside Bidwells advising on the condition of the building fabric

  • We assessed the exiting condition of the building, more recent Landlords improvement works and planned refurbishment programmes, alongside considering matters of compliance and planned maintenance post acquisition

  • Being multi-occupied with ground and basement level retail units and 3 floors of offices above, we provided high level strategic advice in relation to the possible lease end dilapidations liabilities that our client wold be taking on if acquiring the property, along with service charge voids and vacant suites

 

Result

  • Our report provided reasoned advice and highlighted further matters to be considered to enable negotiations to be concluded for the purchase of the property

  • Bidwells have been retained to both manage the asset and undertake planned maintenance and improvement works to the common areas and complete refurbishment works to vacate suites in order to bring these back to market
