Bidwells undertook the dual roles of Architect / Lead Designer, Contract Administrator, Cost Manager and CDM Principal Designer whilst managing a team of M&E and Structural Engineers to design and deliver the CATA Refurbishment, Core Reconfiguration and new Entrance Extension of a 1990’s build to create circa 30,000 sq. ft of modern, fit for purpose CATA open plan office space.

 What we did

  • Took a tired and dilapidated building on the Cambridge Science Park and extensively designed, remodelled and extended the foot print

  • Reconfigured and moved the core in order to create new net lettable floor area to rentalise

  • Bidwells managed a negotiated tendering process on a fast track design process to mitigate the void period

  • Budgeted to ensure that value for money was obtained, ensuring that the project was delivered at each stage in line with the original budget

 

Result

  • Created a new entrance extension, relocating the central core and services away from the office space, thus maximising net lettable area which could be rentalised

  • Created flexible open plan floor prints to suit a modern occupier and provide a blank space to fit-out, capable of being multi-let to up to 4 occupiers.

  • The project was delivered 2 weeks ahead of the 30-week programme, and on budget despite designs being completed alongside initial strip-out and enabling work stages
