Bidwells provided advice and oversaw the dilapidations process of a 120,000 sq ft research laboratory on Granta Park, assisting the landlord’s negotiations to accept the property back from the sitting tenant.

What we did

  • Undertook an inspection of the property
  • Compiled a Terminal Schedule of Dilapidations based upon an assessment of the breaches in the tenant’s repairing obligations as part of negotiations to accept the property back
  • Reviewed each individual sub-let in context of the claim
  • Instructed and coordinated a team of specialist M&E services and decontamination consultants to properly understand the costs of returning the lab spaces back to the landlord in a fit for purpose condition
  • Interrogated the agreement to lease and historic legal documentation from when the building was let 15-years prior, to understand how the property was fitted out and where the split in the reinstatement liabilities of the tenant was


  • By providing a detailed costed schedule of all claimable items, which then offset the repair works that the landlord was unlikely to pursue, an honest and open dialogue was achievable with the outgoing tenant in order to settle the claim promptly

  • The landlord was able to form a picture of the dilapidation liabilities within the wider deal to take the building back from the tenant and could, therefore, take account of these costs and also future maintenance expenditure on the property
