Bidwells was instructed to provide leasehold acquisition advice on Blenheim House, a 20,000 sq ft office in Bury St. Edmunds.

What we did

  • Provided advice in relation to our client considering a prospective new FRI full repairing lease of Blenheim House, with a view to them relocating up to two existing offices into the building

  • Reviewed the condition of the existing installations in relation to the future performance and maintenance costs in relation to the proposed occupancy

  • Provided high-level strategic advice in relation to the possible liabilities that our client would be taking on if acquiring the lease

  • Considered our client’s potential use of the space in relation to their branding and newly finished fit-out within Cambridge and how this could be incorporated into the building and possibly impact on the terms of the new lease being taken


  • Our report provided reasoned advice and highlighted further matters to be considered to enable negotiations to commence with the landlord in relation to agreeing a deal which worked for both parties

  • Bidwells has been retained to act on both building surveying and lease advisory matters directly for Ashtons Legal, where the initial relationship has grown from solely acting for Ashtons Legal’s landlords in Cambridge
