Bidwells acted for the client in negotiations relating to the landlord’s dilapidations claim, prior to the expiry of their 15-year lease term at Bateman House in Cambridge.

What we did

  • Managed the dilapidations process on behalf of our tenant client and provided detailed strategic advice in relation to the chosen exit strategy

  • Undertook an early assessment of the landlord’s claim in the context of the landlord’s refurbishment works elsewhere in the same building which informed where the level of the claim should sit

  • Obtained contractors quotes for the works where costs were queried

  • Demonstrated a defence against the market rates being claimed by the landlord, in order to inform the level of the overall settlement


  • Bidwells’ involvement enabled the client to concentrate on running their business and organising their move into new office accommodation elsewhere in Cambridge
    The items of landlord super-session within the claim were successfully proven and a 60% reduction in the landlord’s initial claim was negotiated and settled prior to the expiry of the lease
