Urban Design Studio conducted an LVA and Urban Design Framework study for 0.9ha of land on the site of a Listed Victorian former Primary School building.
Located along Dunstable high street in walking distance from the train station, the sites urban setting meant a Townscape Appraisal was necessary, which formed a critical part of the study.
The study assesses the opportunities and constraints of the site and proposes an urban design framework plan with resultant developable area and capacity analysis.
What we did
- UDS produced a townscape and capacity assessment of the listed building, it’s curtilage and wider land holding.
- The site was allocated for residential development, following a change of use order from the previous education use.
- The client has sold the site to a developer for residential conversion and expansion of 77 new dwellings.
