Bidwells was instructed to deliver a Landlord’s Cat A refurbishment at 9 Coldhams Business Park.


 What we did

  • Comprehensively refurbished and created open plan office space to circa 12,000 sq ft of existing aged cellular offices to the front portion of the unit and overhauled the remaining 70,000 sq ft of warehouse to the rear 

  • Upgraded installations by installing new M&E services throughout the building, including VRF heating, air conditioning systems and upgrading ceilings and lighting 

  • Altered the existing WC block in order to comply with DDA and the Equality Act and introduce shower/washroom facilities to the ground floor space 

  • Facelifted the external facade and entrance doors via the introduction of modern aluminium glazed doors and feature cladding to create an improved approach to the building



  • Managed the competitive two stage tendering process on behalf of the client, ensuring that the design and specification of works was fully ascertained and budgeted to ensure that value for money was obtained.

  • Provided strategic advice and a value engineering exercise when a potential tenant came forward in order to ensure the base build specification was suitably increased to suit their needs. 

  • Undertook the full contract administration of the project, managing a team of internal and external consultants, chairing update meetings with the client and their representatives and providing health and safety CDM services to ensure that the project was completed within budget in accordance with the brief to deliver a high quality refurbished building with an extended lifespan
