      First industrial  unit to be speculatively developed in Norwich in 10 years hits market.

      Developed by Harber Properties, Unit A Farrier Close at Gateway 11 is the first speculative industrial / warehouse unit to be built in Norwich for nearly 10 years and is now on the market through agents Bidwells.

      Comprising nearly 19,500 sq ft, including 2,180 sq ft of first floor offices and a generous yard area, the unit has been built to a high specification with a high bay column free warehouse.

      The warehouse market around Norwich and along the A11 corridor has been steadily improving over the last two to three years.

      William Jones, Head of the Commercial Team in Bidwells’ Norwich office, said:

      “The supply of available units to let has been falling, particularly the larger ones of over 15,000 sq ft in size, and an increasing number of occupiers both locally and from further afield, are looking to take more space. The lack of good quality units in accessible locations has been holding companies back and in many cases preventing them from expanding.”

      “The developer had the foresight to recognise the gap in the market and actually build a unit of a size where there is very little competition, but strong occupier demand. Gateway 11 has always been a very popular location due to its position immediately adjacent to the A11 and within a short drive of the A47. Not unsurprisingly, we have had a good level of initial interest.”

      Organisations who have already recognised the benefits of locating at the business park include Norfolk Police Authority, Williams Lea Tag and Johnson Controls.
