      Norfolk Local Plan Watch - Autumn 2021

      The main opportunity to promote new sites in Norfolk at present is in Breckland, where a full review of the adopted Local Plan will commence later this year with a ‘a call for sites’.

      The call for sites will offer opportunities to promote land for a variety of uses, including residential.

      Following previous delays, the Greater Norwich Local Plan Inspector has now been appointed, with the hearings scheduled for January next year.
      Great Yarmouth’s Local Plan Part 2 is close to being adopted, and the Plan will then provide certainty for those landowners and developers with proposed sites.

      The Norfolk market has benefited from an increase in housing demand driven by the pandemic as people look to move to areas with better rural connectivity. This is evidenced by annual house price inflation for the county which was 11.9% to June 2021 according to the UK House Price Index.

      Consequently, the land market remains competitive. The primary focus for development continues to be located along the A11 corridor and areas surrounding Norwich where volume housebuilders are well placed to deliver significant growth.

      Bidwells has been active in the Norfolk market this year with sites ranging from bespoke 20-unit design led schemes to large quantity urban extensions delivering up to 4,000 units.
