      The prestigious Cambridge college, Trinity Hall, was seeking to add a farm with development potential to its land and property portfolio. The 670-year-old college’s investment horizon stretches far into the future but in the meantime, its portfolio requires a solid income return. This purchase ticked all the boxes.

      Court Lodge Farm represented a rare opportunity to acquire a significant amount of developed space at comparatively low-cost, in an economically active and high-value area. It also made for a wise strategic investment once we’d identified that its 82-acres of arable land had the potential for inclusion in the local authority’s long-term development plan.  

      This £2.7m investment has already seen a 33% increase in its rental income across the commercial premises and is likely, one day, to see a considerable capital value uplift through planning gain.
