The Welsh Planning System
We are experienced in the preparation and delivery of planning strategy in Wales for our clients. The Welsh Planning System is similar to the English System in that planning policy is set at the national and local levels and planning decisions are to be taken in accordance with policy unless materials considerations outweigh policy.
'Planning Policy Wales' sets out the land use planning policies of the Welsh Assembly Government. PPW is supplemented by a series of Technical Advice Notes and procedural advice is given in circulars and policy clarification letters.
The Wales Spatial Plan 'People, Places and Futures' sets a strategic framework to guide future development and policy.
Every Local Planning Authority in Wales must prepare a Local Development Plan for its area. The LDP will be the development plan for the relevant county or county borough council and each National Park.
We take time to understand our clients' objectives and to maximise the prospects for a successful outcome whether it be an allocation in the LDP or receipt of planning permission.
