Introduction
Rhubodach Forest comprises a substantial, compact block of commercial woodland. Situated in an idyllic location overlooking the Kyles at the north end of the Isle of Bute, the crops are primarily of mid-rotation, commercial conifer 'tempered' by an above average proportion of broadleaves and the added attraction of an area designated as a Site of Special Scientific Interest (SSSI).
The forest is easily reached from the mainland via one of two ferries; the smaller of which virtually docks within 800m of the forest entrance. Access is already established off an 'A' class public road and the internal road network is extensive. The commercial crops are clearly illustrating the high rates of growth that can be expected from this relatively low elevation, fertile site.
Please note a Right of Pre-emption exists over an area of approximately 67.8 hectares (less than 10% of the property), and shown as Lot 2 on the plan.
