Strategic Development Planning
There is a package of measures necessary to promote and maintain client's sites and other interests through the development plan process. It includes engaging with the production of the Regional Spatial Strategy (RSS) by the Regional Assembly & Government and Local Development Frameworks (LDFs) produced by Local Planning Authorities (District and Borough Councils).
Both the RSS and LDF processes are new, and have been introduced as a consequence of the Planning & Compulsory Purchase Act 2004. Both processes include extensive consultation and engagement exercises and the submission of representations to examine, support or object to the Council strategies for the delivery of development and promote the development on land or influence policy making.
A great deal of emphasis is put upon 'front loading' which means involving specialists, public and private bodies and the public and making those representations early on in the development plan production process. It is essential that engagement in the process begins as early as possible in development plan production.

The Development Plan is still the starting point for the consideration of planning applications, with decisions required to be made in accordance with the Development Plan, unless material considerations indicate otherwise.
Ensuring our client's interests are promoted and protected by making representations on Development Plan Documents and supporting material is a fundamental part of the process of bringing land forward for development through the planning system.
It is of value strategically, in terms of the promotion of our client's land in preference to other land put forward for development, and over the longer term.
