Curtilage Listed Barns

for central bedfordshire council

Bidwells was instructed to undertake the conversion of curtilage listed barns plus 2/3 new build houses part within/part without a village development envelope and in conservation area. A significant uplift in the value of site was created through obtaining large gardens outside the village framework and new dwellings in the garden of a listed farmhouse.

What we did

  • Undertook a heritage analysis and statement, with sensitive design, to allow for conversion of curtilage listed barns

  • Created structural and building survey reports on critical works to be carried out to the listed farmhouse to help justify new build

  • Undertook sensitive design of new build houses in garden of listed farmhouse

  • Undertook highways design to provide new improved access through listed wall

  • Provided an argument for garden land outside the development framework and adjacent to the conservation area.

Result

  • Sensitive conversion of barns to maximise the use of space, consequently value

  • Obtained consent for large gardens outside the development framework to complement large barn conversions and significantly increase value

  • Obtained consent for 2/3 new houses in the grounds of a listed farmhouse, adding significant value to site

  • Obtained support from conservation officer to breach of listed wall for improved access to the development

  • Designed new farm access to direct traffic away from the development site.
