Annual valuation of a mixed use portfolio for inclusion in the Local Authority’s annual accounts.
What we did
Prepared IFRS and CIPFA compliant valuations for the City Council’s investment and operational assets.
Properties valued include prime Cambridge retail and industrial investments, ground lease investments, development sites and operational assets including the Guildhall and multi-storey car parks.
Specialist operational assets such as outdoor swimming pools and public toilets valued using the DRC approach.
Worked closely with the council’s in house property and finance teams to identify the properties to be valued each year to ensure CIPFA compliance.
Advise on componentisation of assets, and impairment as required.
We have also worked with the council to identify opportunities to enhance the value of the estate, assisting in the release of accommodation from the occupied estate to be let on the open market and contributing to internal reviews to identify how to use space to greater effect.
